OK, I know it is summer so winterizing is the last thing on our minds.

Maybe I can give you a few reason why this isn't as crazy as it sounds.

Remember all the things you wished you could have done last year when winter came?  Remember those little cold air leaks?  Now it is warm you can get to them and be comfortable...well it isn't freezing cold if you are in a northern climate.

Remember that extra insulation you wanted to add?  Now is the time.  You can do it at your leisure but still get it done.  It'll help with air conditioning costs and your winter heat bill too.

Have you ever heard the term locking your rate?  It refers to locking your interest rate on your mortgage loan.

You can go through the process of getting approved for a mortgage and have your rate change before you get the loan.  You can get a quote on the interest rate but if it is not locked it may not be the rate you get when you close on your home.

Yes you read right.  Just because you are quoted a rate that may not be the rate you get at the time you actually close or finalize your purchase.

Many times buyers are surprised because they were quoted one rate and then the rates went up before they closed and now they are being asked to pay another higher rate.

Mold is with us and nearly in every building or home. 

The significance and amount of mold is another story.  Mold prevention is almost impossible.  That said, preventing mold build-up is very possible.  Remember mold likes moisture.  Remove the moisture source and it is likely that you mold will never form.

Sound so simple until you have mold.

Need some practical tips to get your home sold?

I will be doing a series of short articles to help you get your home sold.  The article will be focused on getting your home in condition to make sure you get top dollar in your neighborhood or location.

Think of plumbing.  Today small plumbing tasks have been make much easier for making simple do it yourself fixes.  Nothing worse than to look under a sink and see a small leak.  It time it will cause flooring to rot, creates mold potential and could reduce the offer on your home.

First decide if you have the skill and tools to tackle the repair.  For example under the sink leaks are commonly resolved pretty easily by tightening the compression nut.  Then again when the leak is at the faucet supply or sprayer you may need a special tool called a faucet wrench.  It is an odd looking tool.  The head flips sideways allowing you to tighten the nut.  I didn't mention it also is about eight inches long and fits in snug places when your hand can't.

If you have purchased a home you have been required by your lender to provide title insurance.

That mystery thing called title insurance that seems to be a big cost can save you a lot of money when ownership or other property issues arise from a purchase.

The other words that are rarely talked about is the chain of title.  This means the title company looks at the previous owners to make sure your ownership in the property is transferred clearly to you.  The lender wants to make sure you have ownership too since you are using the home and land as collateral for the purchase.
