Foreclosure has become an epedemic of national proportions.
The rate of foreclosure and bankruptcy in Michigan has skyrocketed. Just in Kent County we are seeing an average of 10 foreclosures a week.
Many homeowners facing foreclosure can not work out anything with lenders. They have found the lender won't take their money. Pay them all or nothing.
Seems odd that a lender would turn down money. We are being told they don't want the properties yet when home owners try to pay portions....doing what they can the lender says, NO!

The New Investor, Faces have changed
Have you noticed the "New Investor"?
The faces have changed but the short term intent is the same. The near term is completely different and
you may end up with a long term client.
The new investor isn't based on the normal income brackets, age groups or demographics. The investor is your first time buyer. Most are using the HUD or Foreclosure purchase option to get into their first home...but it is only for a 2-4 year commitment then they are going to flip that home for a profit and move to their next home.
The second home may be a longer term home for them. The fact that the first time buyer/investor is realizing an option of this magnitude is a departure from the normal first time buyer thinking process.
They have decided that this is their chance to get into the home ownership market and make money. Reduce the cost of the second home.
I have had at least 20 young investors looking for homes share this scenario. During my interview process I ask the leading questions. Most of the normal questions of square footage, they may not know. Ask how many bedrooms and they always know, this gives me my square footage. Numbers of baths, dining room basement (for parts of the country that have basements), garage size the basic questions.
Then I depart from the usual for a second.
- How long do you plan on living in the home?
- Where would you like to be in 2-5 years?
- Are you using this as a stepping stone to your next home?
- Will you consider buying other homes and fixing them up if this purchase works for you?
- Have you thought about being a landlord?
Depending on the answers to these questions you can offer some real guidance on this purchase and formulating a plan for the next purchase!
So it is possible to turn your first time buyer into a three, four or five time client. It would make them nothing but happy to have you help them reach their goals. Client will appreciate your professional market knowledge both in the buying process and helping them sell when they are ready for the next phase of the plan.
