Wow, what a great call! The caller says, "I need to buy a home today and I am paying cash, will you help me"? Sure I'll help, can I ask a few questions? I get a phone call out of the blue to my Grand Rapids Michigan Real Estate office. The voice on the other end says, "I want to buy a home today". I have seen the inside of this Grand Rapids Foreclosure home, had contractors through, have cash, can you write the offer for me so I can buy this home?
OK, I have seen shooting stars, my mom believes in aliens and my dad was sure we could be haunted but why
me? I asked my home buying questions like I would for any real estate buyer thinking of buying a foreclosure home.
- What is the Grand Rapids property address?
- How much are you going to bid on the property when we write the purchase agreement?
- Why do you want to buy a home today?
- Do you have verification of your cash funds to accompany the purchase agreement?
- Do you have the required earnest deposit to go with the purchase agreement?
Those real estate buyer questions were the first ones I asked first. Why did you call my real estate company? Did you know I am a certifided buyers agent? NO. Did you see my company and our logo
"Flexible Real Estate Solutions"? "NO". Did someone refer me as the real estate guy to use? "NO". How did you hear about me? I was hoping my advertising or Internet marketing brought this
buyer to my door with cash and buying today! Did you see I was a authorized HUD broker for the State of Michigan when buying foreclosed homes? NO, those weren't the reasons for the phone call. This buyer called everyone in the phone book and stopped at my letter in the alphabet "Flexit Realty" because he had enough of us saps to fall all over ourselves with the prospects of writing an offer "TODAY" for cash!
All I can say with a smile is...some of us are bigger saps than others. During my questioning I found a few flaws in how the buyer wanted to handle the "CASH DEAL". He was going to be given the money from mom. He wanted to have the transaction in his name but have her pay for the house. The home is a HomePath, Fannie Mae. They have their own forms with some very clear guidelines for investors and owner occupants. The anxious buyer quickly became vague. His openness was gone when I zeroed in on a few more detailed real estate rules and questions about the transaction.
Do you have verification of funds to go with the purchase agreement? Do you have the down payment that must accompany the purchase agreement? Are you prepared to handle any outstanding costs related to the property that Home Path will not cover under their addendum's to the purchase agreement? These questions caused the voice on the other end of the phone to say..."What do you mean they won't cover some of the costs"? The listing says they will contribute 3.5% toward closing costs. If you finance they will. You are not financing, you are paying cash. He was happy when we finished our conversation or so it seemed.
I did some homework on the Grand Rapids property and called back, the buyer said, forget it! I have another real estate agent coming over that will write the offer the way I want without all the legal stuff thrown into muddy the offer. I was nice and said, no problem if it doesn't work for you call back and I will help you if I can. When I hung up I smiled to myself. I'll bet you have someone who will run right to your front door today. Write the offer exactly the way you want. I'll also bet the offer gets rejected by HomePath, because the paperwork is wrong!
Sometimes all you can do is smile. Sometimes smiling is knowing you are better off representing the right clients. You don't have to take clients that make you feel uncomfortable or asks you to do things your broker has instructed you not to do. It was too good to be true and we both know why!
Buyer that need our expertise are happy to share key information that will get them the perfect home. When they hold back, usually there is something they are afraid will stop the purchase. Many times it is something we, as professional buyer agents can help them overcome.
